What it is

The tax code encourages self-employed people to deduct aggressively. Conventional mortgage underwriting then reads the resulting net income as your entire income. Bank statement loans exist to bridge that gap.

Instead of tax returns, underwriting analyzes 12 or 24 months of deposits and applies an expense factor to arrive at qualifying income. For many business owners that figure is considerably higher than the adjusted gross income on their return.

These are ordinary mortgages from licensed lenders, not hard money. Terms run up to 30 years and the loans amortize normally. What differs is how income is documented, and the pricing reflects that difference.

Questions

How is income calculated?

Total qualifying deposits over the period, reduced by an expense factor based on your business type, divided by the number of months. A CPA letter or a profit-and-loss statement can support the expense factor.

Do you need tax returns at all?

No tax returns are required. Programs generally ask for bank statements, evidence the business is active, and in some cases a CPA or licensed tax preparer letter.

What is the minimum credit score?

660 is a common minimum. Requirements vary by investor, and credit is one input among several.

Can I take cash out?

Yes. Cash-out is available on most bank statement programs, commonly up to 80% of value.
