What it is
Investment property financing looks different from a primary residence in every direction: larger down payments, reserve requirements, and rules about how rental income is counted.
Most investors use conventional financing for the first few rentals, since it carries the most conventional documentation and terms. Past that point, DSCR loans, which qualify on property cash flow rather than personal income, are the common next step.
The details that decide an investor file are rarely the headline terms: vesting in an LLC, escrow waivers, prepayment structure, and how a lender treats short-term rental income all matter more than they look.

Questions
How much down for an investment property?
Conventional purchases generally start at 15% down for one unit and require more for two to four units. DSCR programs generally want 20% to 30%.
What is a DSCR loan?
A loan qualified on the property’s rental cash flow, measured as rent divided by the full housing payment, rather than on your personal income.
Can I finance a short-term rental?
Yes, through DSCR or portfolio programs that will count projected short-term rental income. Requirements are tighter than for a long-term lease.
How many properties can I have?
Conventional financing caps out at ten financed properties. Portfolio and DSCR products are not bound by that limit.
